If you watch too much HGTV, you may get the wrong impression about what it truly takes to sell a home. Many of the shows out there will tell you that you need to update EVERYTHING before listing your home. In truth, you need to be careful about what you decide to throw money at.

The first question to ask: How old is too old? The answer to that question depends on the market we're in. Right now, if you really want to sell, I would advise you not to spend money on any major repairs. A few updates here and there is really all it takes in a busy market, as buyer demand is high and people aren't as needy for the most up-to-date accommodations as HGTV would have you believe. 

The key to getting the best possible return on your investment is talking to a real estate professional first! Right now, the Charlotte market heavily favors sellers. Homes are going off the market quickly - sometimes as fast as 5-10 days! If you think that it's necessary to replace all of your carpet or buy expensive new appliances, you need to hold on. You'll likely spend a bunch of money you won't make back!

Bottom line: Don't make any huge improvements to your property before discussing them with an expert! We don't want you to spend money you won't get back.
