While we're currently experiencing market conditions favorable to sellers, we are still seeing homes come on the market. However, homes are going quickly. If you are buying and having reservations about a home, you need to act quickly - if you're working with a good agent, they will be able to help you spot a good deal and make the right decision before someone else does.

If you're selling, you have a bit of leverage when listing your home. Homeowners who have been trying to sell for the past several months now have a great opportunity to get a great value for their home. Inventory is low, so there aren't as many homes to choose from as there usually are. Because supply is low and interest rates are low, we are starting to see home prices rise steadily. 

The fact that we've seen fewer distressed property sales is a good sign. There are still properties going into short sales and foreclosures, but those numbers are down significantly - from 7.2% of the market last year to 4.8% this year. If you're a buyer waiting for that perfect deal on a distressed property, the right agent can help you find it. However, there isn't much to choose from - most distressed properties stay on the market for no longer than 20 days. The average home in Charlotte is also selling quickly, sitting on the market for an average of 70 days, which is down from 93 days last year.
