Many people in the Charlotte area have asked about the state of the real estate market, and whether we're still in a seller's market. We're currently seeing homes come onto the market, so there's certainly not a shortage. However, the market is still quite favorable to sellers.
If you're buying and have found a home, but feel hesitant about making an offer, you need to be careful. Homes are going quickly in this market, so you need to work with an agent who knows a good deal when they see one. They will be able to help you make the right decision quicker - that way, you can get the house you're interested in before another agent comes by and purchases it.
If you're selling, you have a good deal of leverage. Folks who have been trying to sell for a while have a great opportunity to do so in this market. Prices are rising because interest rates are still incredibly low, and inventory is still low enough to create demand for your home.
There are still distressed properties out there, but the numbers are down significantly. If you're a buyer looking for an opportunity to buy a great home for a low price, it may be difficult without the right agent. Because the number of distressed properties has fallen from 7.2% of the market to 4.8%, there is much less to choose from. Additionally, the days on market for distressed homes is only 15-20 days, making it an incredibly competitive segment of the market. On the other hand, the average home is selling in about 70 days, which is down from 93 days at this time last year - which means now is an ideal time to get your home sold pretty quick.
