In case you haven't heard, new construction in the Charlotte area has been on fire in the last 24 months. There is a lot of activity in the construction industry right now because many buyers have been unable to find exactly what they want, and the alternative is building their own homes. 

However, it's important to have the proper presentation when you go to build a custom home. It's crucial that you realize the true cost of the upgrades being done to your home, because these can significantly affect the price of the home and may even derail your purchase. Builders tend to hide these costs, so it's important to know what you're actually paying for. 

Also, if you don't ask for additional free upgrades, you will never get them. A lot of the time, people will not ask about this, but builders will throw in some free upgrades here and there. Also, builders and lenders can help to pay the closing costs if you request them to do so. 

Sometimes builders will also give you the option of using the same lender that they work with, and they will credit you money toward the closing cost of the home if you choose to do business with that same lender. 

It's not a good idea to assume that the builder is always going to give you the greatest deal possible. This is why it's crucial to have a real estate agent working on your behalf. Some builders will even prefer that real estate agents get involved because it can speed up the process and also make it run more smoothly.
