This spring we're expecting a busy real estate market in Charlotte. If you're thinking of listing your home, I cannot emphasize how important it will be to get it priced correctly. If your price is too high it will sit on the market, and if it is too low you'll simply get taken advantage of. The key is to find a median, and then let people outbid each other to drive up the price of your home. You want to create the illusion of a good value for your home, because that usually generates buzz and more offers.
  • Look at comparables and competition: You need to do your research and find comparable homes to your own and see what they're valued at and what they're selling for. Look at what has sold, what your competition is selling for, and then find a nice midpoint. 
  • DON'T overprice: Pricing a home is an important first impression on a potential buyer. Essentially, it's your most valuable piece of marketing. When you overprice, buyers will often not give your property a second look, and people will begin to wonder if there is something wrong with your home. This results in you getting $10,000-$20,000 less than what you had originally asked for.
  • Know the Charlotte Market: Pricing is tricky, but having a deep knowledge of your local market always helps. Prices will vary from neighborhood to neighborhood, so your knowledge will need to be extensive.
