The new year is in full swing, and the spring market is right around the corner! Is your home ready to be sold? Today, we have some quick tips to help you get the most of this year's spring selling season! 

Photography is one of the most vital marketing tools you have at your disposal. You can't use an iPhone or a Polaroid to take photos of your home - you need a professional. They will be able to capture the best aspects of your home, and their photos will present a clear and accurate depiction of your home.

We have a 71-point checklist for photography and showings that we use to get our listings maximum exposure. Today, we want to share a few of the items from the checklist with you.
  • Power wash your home: Use a pressure washer to clean the siding, the driveway, the gutters, the windows, and other highly visible areas of your home. This will help the exterior of your home really pop in photographs, especially when we do an aerial shot of your front yard. 
  • Make sure your yard is landscaped well: Trim the bushes and trees, cut the grass, and put down a fresh layer of mulch to liven up your yard. 
  • Declutter: We highly suggest getting rid of items you have around your home that you have no use for any more. Additionally, if there are certain items that make the home feel cluttered, our advice is to put them in storage until the home is sold. A clear, open home has a much better chance of selling. 
  • Dress up the front door: The very first thing a buyer sees is the front door. If you want to give a great first impression, you need to make sure it looks great. Paint it a neutral color and be sure to refinish it if it's made of wood and has started to wear. 
  • Fix cosmetic issues inside the home: Touch up the paint, fix cracks in the wall, repair drywall, and ensure other small damages are repaired. These are things potential buyers will look for, and they will show up in photography as well.  
  • Make your home feel cozy: Take the advice of professionals when it comes to adding a level of coziness to your home. They know the little things that will make for stellar photographs and really draw buyers in. We have a full-time stager who can really help with this!
