Today I just want to offer you some friendly advice if you're about to buy a home in Charlotte. What I'll tell you before anything else is that you need to interview the agent before you allow them to help you buy a home. Make sure that they sell at least 25 homes per year and that they do real estate full-time. Finding you a home is a big job, and you want a capable professional to help you purchase a home.


Another thing that has proved to be very helpful is when we get the buyer to write a personalized letter to the seller. This helps to put a face to your name instead of a number. Tell the seller why your family needs the property, and tell them what you plan to do with it. We've found that this can really pull the heart strings of the seller and help to get you the home.


Something else that I highly recommend is getting a pre-approval from the bank. A pre-qualification doesn't mean very much these days but if you can get pre-approved, then you'll look great to most home sellers. This proves that you can actually pay for the home, and that always puts you in a better position with a seller. You'll be nearly as good as a cash buyer.


I'd also recommend that you don't contact the home seller directly. Sometimes this can lead you to saying something that you weren't supposed to. It's much easier to just let us do the talking. We're going to be in communication with them, so don't worry about that aspect of the transaction.
